A. Permitted Uses. In the LC, light commercial district, permitted uses are:

1. Any permitted use in the SF-20, SF-10, SF-5, TF, MF and the MFO districts. Buildings may exceed 5,000 square feet in gross floor area.

2. Other uses permitted in the general commercial zone except for gasoline, propane and diesel sales, the manufacture or sale of alcoholic beverages for consumption on or off the premises, marijuana cultivation facilities, marijuana product manufacturing facilities, retail marijuana store, or drive-in/drive-through facilities. In addition such uses shall meet the following specific standards:

a. One building not to exceed a total of 5,000 square feet of gross floor area per lot;

b. There shall be no outside storage permitted except for florists, greenhouses and nurseries;

c. Uses shall not be open between the hours of 9:00 p.m. and 7:00 a.m.;

d. Except for security lighting, all outdoor lighting including signage shall be turned off between the hours of 10:00 p.m. and 6:00 a.m. Security lighting shall be activated by an infrared motion detector or similar automatic apparatus.

3. Archery range.

4. Communications tower, major.

5. Communications tower, minor.

6. Shooting range, indoor.

B. Conditional Uses. In the LC, light commercial district, conditional uses are:

1. Other uses permitted in the general commercial zone except for: gasoline and diesel sales, the sale of alcoholic beverages for consumption on or off the premises, retail marijuana store, marijuana cultivation facility, indoor unlimited, or drive-in/drive-through facilities. Buildings exceeding 5,000 square feet of gross floor area are considered;

2. Marijuana cultivation facility, indoor small;

3. Marijuana cultivation facility, indoor large;

4. Marijuana product manufacturing facility, limited;

5. Parking lots as a principal use;

6. Public utility and service uses including, but not limited to: fire stations, electric substations, gas regulator stations, telephone exchanges, well and water pumping stations, water filtration plants, water reservoirs, and other similar uses. These uses do not include the installation and maintenance of utility lines which are permitted uses.
